If booked more than 30 days in advance of occupancy, the landlord requires 50% deposit with rental agreement. Balance due 30 days in advance. If booking cancelled prior the 30 day deadline, the deposit is returned in full. If cancelled after 30 days the deposit is forfeit to the landlord.
