Terms & Conditions

Reservations rules.- 1- Advance notice - Same day, until 3:00 PM 2- Minimum stay 1 night 3- Check-in is at 3:00 PM and checkout is at 11:00 AM 4- Suitable and free of charge for children under 12 years 5- Electricity is billed according to respective consumption. 6- Damage deposit charge $300.00 7- Written administration authorization for the entry of pets. 8- No smoking RULES & REGULATIONS For terms of two weeks and longer, electricity in unit is not included. For terms of less than two weeks the electricity will be billed in accordance with applicable provisions inyour rent agreement. Tenants required to sign a lease for one and more months rent. 1. No smoking inside the apartments. A cleaning fee of $100US is applicable should the clients smoke inside of the apartment. When smoking outside please be considerate of your neighbors whenever requested. 2. Infiniti Blu reserves the right to place tenant in same size and floor plan unit if the rental unit becomes unavailable. 3. MAXIMUM OCCUPANCY RULES: When guests stay overnight, certain additional charges may apply. Please ask Front Desk for details. 4. Pools close at 10:00 PM. Please observe all posted notices in and around the common areas and pools. 5. All residents and guests shall Follow HOA Safety Rules and the Infiniti Blu Condominium and POOL RULES contained in a separate document. 6. Please do not disturb the peace of other residents with loud noise or music from 10:00 pm to 8:00 am 7. There is one parking space per apartment for one vehicle only. This includes your guests when parking gets full. 8. Please show your plastic ID card each time you leave or enter either of the two (2) main security gates, and please abide by the request of our security personnel at all times. (All residentes and guests will be given a plastic ID card). 9. All guests should be registered with their ID in Home Owners Administration during day time and should receive visitor cards. After 5 PM, visitors will be confirmed by the security personnel and registered at the gate. Due to security issues that may occur, the HOA is entitled to declining certain individuals entrance to the gated community. The decision to allow or decline a guest entrance and registration is at the sole discretion of security and administration personnel. 10. Please advise our Administration in advance when you have someone scheduled to arrive (friend, associate, service provider, etc.), so that we may inform the security personnel. If no advance notice is given prior to 5 PM on the arrival date, you will need to meet your visitor at the gate. Entry will be at the discretion of the security personnel, as explained in the last sentence of regulation #9 above. 11. Please solicit and receieve written approval from the Administration before bringing any pet(s). 12. Any resident or guest wishing to use the BBQ need to contact the office for reservation schedule & availability prior to use. 13. Tenants who are late checking out will be charged one (1) extra night's rent. You will be held financially responsible for any and all damaged and missing items that have not been reported on this form and will be invoiced accordingly. If you failed to use or appropriately sign the check-out form, the result will be a forfeiture of the ability to appeal a damage charge. Infiniti Blu will not be liable, directly or indirectly, for theft or loss of personal property by fire, water or any other cause, whether the items are placed in the room, in storage or other areas of the residence. DEPOSIT REFUNDS & CANCELLATIONS POLICIES SECURITY DEPOSITS: Tenant acknowledges that Security Deposit refund(s) will be by either cash, check, Pay Pal (minus PayPal fee), wire transfer (minus bank fee) or credit back to VISA card, at the sole discretion of landlord at check-out. Tenant also acknowledges that the security deposit refund may take 1-15 calendar days, depending on lenght of term (see below). SHORT TERM Tenants (less than one month): Landlord and Tenant will inspect the Premises on the last day of the term so as to note conditions other than normal wear and tear, if any, for which Tenant is responsible for repair. If Tenant leaves the Premises in the same condition as check in, Landlord shall refund the security to Tenant within seven (7) calendar days from the last day of the term (normally the refund can be done on the same or following business day as check-out). Should Tenant fail to leave the Premises in the condition as when Tenant took possession, other than normal wear and tear, the Landlord can use the funds out of security deposit for the repairs and will return the difference, if any, to the Tenant within seven (7) calendar days from the last day after the repairs are completed. Tenant shall be responsible for any cleaning charges required to return the premises to its original condition and for any rubbish pickup regarding any items left in the Premises upon check-out. LONGER TERM Tenants (withing 15 calendar days): As per item 8 of lease. DEPOSIT AND PAYMENTS: 50% of your reservation is due within 24 hours of your reservation. The total is due seven (7) days prior to your check in date, or in cash upon arrival. Please review your reservation and make sure all the information including check in and check out dates are correct. RESERVATION DEPOSITS & CANCELLATIONS: All cancellations must be in writing (email OK). Please contact our Front Desk with any questions. Any refund for advance rent and/or reservation deposit received by Infiniti Blu is subject to the following policy written below. If applicable, refund will be done by wire transfer to clients account, minus bank fees: If the guest arrives and decides to leave early, the nights not spent are not refunded. Reservation Deposit:? when received 1 week or less prior to check in: Non-refundable. Reservation Deposit:? when received 1 month or less prior to check in: Fully refundable for 7 calendar days after receiving; becomes non-refundable after 7 days. Reservation Deposit:? when received 1-3 months prior to check in: Fully refundable for first 7 calendar days after receiving; 50% refundable between 8 and 14 calendar days after receiving; becomes non-refundable after 14 days. Reservation Deposit:? when received 3 months or more prior to check in: Fully refundable for first 14 calendar days after receiving; 50% refundable between 15 and 45 calendar days after receiving; becomes non-refundable after 45 days. Rates, terms and applicable taxes are subject to change without notice. We reserve the right to move Guest up to 30 days in advance to a comparable property or refund the Guest the amount paid.
