It combines easy access to the attractions of the Lake District with the convenience of a bustling local centre, with shops, restaurants, fitness and entertainment facilities, and essential services.
 
Though only 5 minutes' stroll from the centre of Kendal (no need to take your car), Valley View is in a remarkably quiet, peaceful location.

The neatly planned, cosy living room has north-east facing windows overlooking the Kent Valley. The room has comfortable seating, in which you can relax after your fulfilling day of exploring the local attractions. Like the bedroom, the living room has wall-to-wall carpeting. Efficient, low-energy lighting  in wall and ceiling fittings provides illumination.

A 32-inch LCD TV with integral DVD player is provided for your entertainment. Guests are invited to choose up to seven DVDs per week's stay from an extensive catalogue of movies both old and new; this service is provided free of charge. Plus, there are over 20 Sky FreeSat TV channels with the clarity of digital reception. And the up-to-the-minute facilities don't end here. Free access to secure Wi-Fi is provided by an integrated wireless router. You needn't be in Cornwall to go surfing, and you can keep up with your e-mail, check what's on in the area and even keep tabs on the weather forecast.
Valley View has quiet, efficient gas central heating; the combination boiler provides hot and cold running water.

Terms & Conditions

The following terms & conditions (the 'booking conditions') will apply to your booking. A contract between you and the owners of Valley View will come into existence either (i) when we accept your booking & deposit payment by issuing written confirmation of your booking or (ii) if you have made your booking via the Internet, when we will confirm your booking via email. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

Deposits- A non-refundable deposit of 25% of the holiday price is payable at the time of booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday charge.

Balance - The Balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as cancelled and your deposit will be forfeit. For security reasons please do not send cash by post.

Advance Payment (online) - Where payment is made via an online secure payment facility, the full amount for your holiday is paid in advance.

Damage Deposit - We do not take a separate damage deposit. However, by making a booking you accept full responsibility for any damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Damage to Property - Please treat the accommodation and its facilities with due care so that other guests may continue to enjoy them. In the event that you notice damage in the accommodation please inform us immediately so we can take the appropriate action. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage found.

Payment Address - Payments can be made by credit card, BACS/bank transfer (details on request), or by cheque or postal order.

Cancellations- If you cancel your holiday more than 8 weeks before your scheduled arrival date, your deposit will be forfeit. If you cancel less than 8 weeks prior to the holiday then the full balance remains due and is not refundable. We strongly recommend that you take out suitable holiday insurance. If you choose not to do so then you accept responsibility for any loss that you may incur due to your cancellation.

Use Of The Accommodation - Only those people listed on the booking form can occupy Valley View. If this legal requirement under both the Immigration (Hotel Records) Order 1972 (as amended) is not met, then your booking will be terminated and you will be asked to leave immediately; no refund will be made. A charge of £100 per night per unregistered guest will become due.

Changes To Your Booking - After you have paid your deposit you may wish to change some elements of the holiday. We will try to meet your request, however, a charge of £10 per alteration to the holiday will be payable. Any changes must be made at least 4 weeks before the holiday date, and be confirmed to us in writing/by telephone by the same person who made the booking.

Arrival & Departure Times - On your day of arrival your accommodation is available from 3.00 p.m. Our cleaners do need time to do their job properly so we ask that you do not arrive at the Lodge before they have finished. In order for us to prepare for our next guests we ask that you vacate your accommodation by 11.00 a.m. on your day of departure

Late Arrivals - Unless we are previously notified, you must claim your accommodation by midnight on the day your holiday is due to start, otherwise your booking will be treated as cancelled.

Smoking – Smoking is strictly forbidden inside the lodge.

Disabled Guests – Valley View has an entrance step, making access slightly difficult for guests who need to use wheelchairs. We are happy to provide as much advice & information as possible to people with disabilities who wish to holiday at Valley View. Please contact us for more information. We have prepared an Access Statement that you can find at our web site.

Children - Please note that children remain the responsibility of their parents or guardians at all times.

Dogs & other pets – We are sorry but pets are not allowed in Valley View. Assistance dogs for disabled guests are welcome but you should let us know in advance if you intend to bring one.

Assistance dogs are allowed in the lodge on the clear understanding that in no circumstances may they lie on the bedding or the chairs. Dogs must not be left unattended in holiday homes at any time.

Electrical Equipment/Appliances - Only the electrical equipment and appliances supplied by us within the accommodation are to be used. For your safety & the safety of others, and to prevent a potential fire risk the use of your own electrical equipment & other appliances including HiFis, VCRs or any other electrical equipment and any other appliance requiring a mains voltage is not permitted.

Right of Entry - We reserve the right to enter the premises at any time under any circumstances or emergencies.

Unreasonable behaviour - We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking or their guests may impair the enjoyment, comfort or health of occupants of Gardiner Bank.
 
Brochure Accuracy - We shall use our best endeavours to ensure the availability of all amenities advertised in the brochure or elsewhere. All information, pictures and descriptions published have been compiled from up-to-date and accurate information available at the time of compilation and are published in good faith.

Data Protection Policy Statement - We will hold information provided by you to us in connection with your booking(s). It will not be distributed.

Limitation of Liability - We accept responsibility for those arrangements of your holiday which are within our control, but we cannot accept liability for any injury, loss or damage, consequential or otherwise suffered by you or any other member of your party, unless there was willful default by us, our employees or agents, or unless death or personal injury was caused by our negligence.

We are here to help - If you have any comments or complaints whilst on holiday, you should contact us during your stay so that we can try to resolve any problems as soon as possible. Any other complaints or problems must be brought to our attention in writing within 28 days of the end of your holiday.

Variation - We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
